Agent Partner Program

Real estate agents in Southern California refer property owners to Schofield Properties for management, and get the client back when it is time to sell. We are a family run manager based at 323 Richmond St in El Segundo and we have managed rental property in the South Bay since 1972.

The referral fee is paid per door that starts management, on a sliding scale with no cap. The property must have at least four units to qualify. A four unit building pays $1,000, a six unit $1,400, a ten unit $2,200, a twenty unit $3,700, and a thirty unit $4,700. Every extra door still pays. Payment is sent 30 days after the first management fee posts.

The fee is the smaller half. When your client is ready to sell, you have the first right to the listing. Schofield will not solicit, accept, or perform brokerage services on a property you refer to us, and when that property goes to market you hear about it from us first.

You can also run your own management book on our operating layer instead of referring. Apply to partner, or read the attorney version of the program.

Frequently asked questions

How much does Schofield pay for a referral?

The property has to have at least four units to qualify. A four unit building pays $1,000, a six unit $1,400, a ten unit $2,200, a twenty unit $3,700, and a thirty unit $4,700. The rate steps down as the building gets bigger, and there is no cap. Payment is sent 30 days after the first management fee posts.

What is a first right of listing?

It is our written promise that when a property you referred goes to market for sale, you have the first right to the listing. We notify you before we respond to any inquiry about selling it, and we do not introduce a competing agent. The owner always chooses their own agent, so we cannot promise you their business. What we promise is that we will never be the reason you lose it.

How does a partner get accepted?

You apply online and then book a fifteen minute call with Kellie. She verifies your license or bar number, confirms your market overlaps our coverage, and walks you through the agreement so you can sign it on the call. Every active partner is a real, licensed, local person who has met us.

Can an attorney decline the referral fee and still refer a client?

Yes. Waiving the fee is a normal setting on a partner account, and the first right of listing still binds us the same way. Confirm your own bar's ethics guidance. We will sign whatever disclosure your rules require. Nothing here is legal advice.
