Attorney Referral Partners
Probate and estate, family law, and landlord-tenant attorneys refer property owners to Schofield Properties for management. An estate with a building in it, a residence neither spouse will hand to the other, or a landlord mid dispute all have the same problem: the property has to be run properly starting now, and it is rarely the point of the case.
We take the building, collect the rent, handle the tenants, hold deposits correctly, and report in a form the estate or the court can use. Schofield is family run, based at 323 Richmond St in El Segundo, and we have managed rental property in the South Bay since 1972.
The referral fee is paid per door that starts management, on a sliding scale with no cap. The property must have at least four units to qualify. A four unit building pays $1,000, a six unit $1,400, a ten unit $2,200, a twenty unit $3,700, and a thirty unit $4,700. Payment is sent 30 days after the first management fee posts.
If your professional rules restrict accepting a referral fee, you can decline the fee and refer anyway. The first right of listing still binds us. Confirm your own bar's ethics guidance and we will sign whatever disclosure your rules require. Nothing on this page is legal advice.

Frequently asked questions
How much does Schofield pay for a referral?
The property has to have at least four units to qualify. A four unit building pays $1,000, a six unit $1,400, a ten unit $2,200, a twenty unit $3,700, and a thirty unit $4,700. The rate steps down as the building gets bigger, and there is no cap. Payment is sent 30 days after the first management fee posts.
What is a first right of listing?
It is our written promise that when a property you referred goes to market for sale, you have the first right to the listing. We notify you before we respond to any inquiry about selling it, and we do not introduce a competing agent. The owner always chooses their own agent, so we cannot promise you their business. What we promise is that we will never be the reason you lose it.
How does a partner get accepted?
You apply online and then book a fifteen minute call with Kellie. She verifies your license or bar number, confirms your market overlaps our coverage, and walks you through the agreement so you can sign it on the call. Every active partner is a real, licensed, local person who has met us.
Can an attorney decline the referral fee and still refer a client?
Yes. Waiving the fee is a normal setting on a partner account, and the first right of listing still binds us the same way. Confirm your own bar's ethics guidance. We will sign whatever disclosure your rules require. Nothing here is legal advice.
